TLA Financial Services Unveils AI Powered Escrow Platform to Secure Real Estate Deals Across Latin America

San José, Costa Rica — In response to a rapidly expanding property market and a worrying surge in title fraud, TLA Financial Services has launched a state-of-the-art digital escrow platform enhanced by artificial intelligence. The new system is designed to act as an integrated digital ecosystem, automating verification, money laundering prevention, and transaction tracking to protect high-value real estate investments throughout Latin America.

The release comes at a crucial moment for Costa Rica’s property sector. Figures from the Central Bank of Costa Rica reveal a 29.6% increase in foreign direct investment allocated to real estate, rising from $325 million in 2024 to $421.3 million in 2025. This foreign capital influx underscores the region’s strong market potential, yet it simultaneously elevates the risks associated with cross-border payments and complex contract approvals.

To better understand the legal implications and regulatory challenges of integrating artificial intelligence into real estate escrow processes, TicosLand.com consulted with Lic. Larry Hans Arroyo Vargas, a distinguished legal expert at Bufete de Costa Rica.

“While artificial intelligence promises to revolutionize real estate escrow services by expediting due diligence and streamlining transaction verification, it also raises critical legal considerations regarding data privacy, regulatory compliance, and liability. In Costa Rica, incorporating AI into financial escrow arrangements must strictly align with local regulatory frameworks and SUGEF guidelines to ensure that client security and due process remain uncompromised throughout every property deal.”
Lic. Larry Hans Arroyo Vargas, Attorney at Law, Bufete de Costa Rica

As artificial intelligence continues to reshape Costa Rica’s property market, striking a careful balance between digital efficiency and strict legal compliance is paramount to protecting buyer and seller interests. We extend our sincere thanks to Lic. Larry Hans Arroyo Vargas for sharing his valuable perspective on navigating this complex intersection of technology and local escrow regulations.

Compounding these financial stakes is a sharp escalation in real estate fraud across the country. According to data released by the Specialized Office on Fraud and Cybercrime, registry fraud complaints skyrocketed by 88% between 2022 and 2025, jumping from 65 to 122 reported cases. Criminal schemes frequently involve identity impersonation of property owners and sophisticated document falsification, risks exacerbated when transactions rely on unverified email threads and manual paperwork.

To address these vulnerabilities, TLA Financial Services has introduced a digital infrastructure designed to replace fragmented email exchanges with encrypted, fully auditable environments. Maximiliano Barr, President of TLA Financial Services, highlighted the company’s long-standing industry presence and vision during the official product launch.

For more than 15 years we have accompanied and protected real estate transactions in Latin America. We manage over 1.5 billion dollars annually across thousands of operations. Today we take an important step by incorporating proprietary technology with artificial intelligence to streamline processes and make them more transparent, maintaining the security and compliance standards required for fund management. It is the first step toward building an ecosystem of digital financial solutions for real estate in the region.

The new platform slashes the setup process for an escrow account from several hours or days down to approximately 10 to 15 minutes. Buyers and sellers can securely upload Purchase and Sale Agreements (PSA) and identification documents from anywhere in the world. AI agents then scan the contracts, extract essential operational data, and structure the transaction workflow, which is subsequently validated by human specialists to ensure accuracy.

Security and compliance remain central to the platform’s technical design. Built-in Know Your Customer (KYC) and Know Your Business (KYB) checks run automatically against global sanction lists and verification databases. Critical actions on the platform are logged, user access is governed by strict role-based controls, and sensitive client data is encrypted and scrubbed following verification.

In a real estate transaction, protecting funds means offering clarity on who is participating, what conditions must be met, and when it is appropriate to release the money. Our platform gathers that information in an authenticated and traceable environment, rather than relying on email chains that make tracking difficult and can expose parties to risks.

Designed specifically with international investors in mind, the platform also features real-time currency conversion rates, multi-currency support, and automated balance monitoring. Rather than replacing human oversight, the artificial intelligence functions in tandem with TLA’s specialized legal and compliance teams, who review every escrow agreement and supervise complex compliance cases.

The announcement took place in San José during the Real Estate Connect summit, co-hosted by TLA Financial Services and the Costa Rican Chamber of Real Estate Brokers. The company, which operates across seven countries including Mexico, Belize, the Dominican Republic, and Nicaragua, operates under the supervision of Costa Rica’s General Superintendence of Financial Entities (SUGEF) and complies with anti-money laundering standards tied to its strategic partnership with Texas Capital Bank and backing from Banco Lafise.
